HOW IT WORKS

We lease the property from the landlord for a fixed term, say 2 years+ and guarantee to pay rent each month during this period. We, in turn, rent the rooms out individually to professionals in full time employment on 6 months ASTs. In essence, we become your tenants and you only deal with us. As can be seen in the table above, there are no hidden costs to you and you actually revive higher yearly income than you would by renting through a high street agent.

OUR GUARANTEE TO YOU

We will pay rent to you monthly regardless of whether or not the property is vacant. We will do this at no cost to you. We ensure that your property is maintained to a high standard suitable for professionals. We will offer you the opportunity to inspect the property at any time (24 hours notice required).

SERVICES WE PROVIDE

• We credit check all tenants and deal with all tenant issues,
• We will get the property professionally cleaned every fortnight,
• We will provide regular gardeners to carry out any gardening work required,
• We will help you comply with relevant legislation  such as smoke detectors and PAT certification,
• We will address any tenant issues on your behalf,
• We will keep you informed through-out any maintenance work that will be going on. We will obtain your consent before any maintenance work is carried out.

In return for offering the guarantees and benefits mentioned above, we offer a slightly reduced rate though as illustrated above you will still earn more than renting thorough a high street agent. Our clientele together with the high end quality property we provide attracts higher rent. From this we will pay you, pay the utilities and the difference is our profit!
